The length of time to find the right property for you depends on so many factors! However, once you do find a property and write an offer there is usually a conditional period of 5-10 business days prior to when the deposit is due. Then, the closing period is dependent on what is negotiated with the seller in the contract. This can be as quick as 2 weeks or as long as a couple of months.

BC now has a 3-Day Home Buyer Rescission Period for all residential property transactions (there are a few exemptions). This was effective January 3, 2023. These new regulations provide a buyer with a 3-day rescission period starting the day after acceptance and doesn’t include Saturday, Sunday, or holidays. If you as a buyer rescind, you will be required to pay the seller a fee of 0.25% of the purchase price. This rescission right cannot be waived and the Contract of Purchase and Sale must contain the exact rescission amount, the contact for sending rescission notice to, and the last date rescission can happen. I will guide you through this during the buying process.

There are several other costs involved in buying a home on top of the purchase price. 

  • Property Transfer Tax
  • GST (if applicable)
  • Home inspection
  • Appraisal
  • Legal fees
  • Strata document review services (if applicable)

In short, no! The buyer and seller’s agent gets paid the majority of the time from the proceeds of sale. The total commission gets split between the buyers agent, their brokerage, and the sellers agent, and their brokerage.

There are some circumstances where a seller does not offer a buyer agent commission. If this is the case with the property you want to move forwards with, I do my best to negotiate the commission into the contract so you do not have to cover it.
