The length of time to find the right tenant for you depends on so many factors! The main factor is going to be your advertised rent price and competition in the area. I will provide you with a market analysis so you know exactly what other rentals are available that are similar to yours and what the market rent is for a property like yours.

No, as of May 1st 2024, BC has officially banned short term rentals in specific areas which includes Greater Victoria. This means that for your rental, it needs to be at a minimum of 90 days. As a property manager, I do only accept management contracts that are a minimum of 12 months.

There are several costs involved inworking with a property manager: 

  • Administrative set up fee
  • Monthly management fee
  • Property maintenance (if applicable)
  • Tenant turnover fee
