I have also moved cities a few times and know how overwhelming it can be. I am here to help quell the nerves and guide you in the right direction. I have a vast knowledge of the areas surrounding Victoria and the Cowichan Valley and am passionate about helping you find the perfect fit.

  • Prepare for additional costs - legal, property transfer tax, inspection
  • Discuss needs and wants
  • Discuss communities and what they offer
  • I will recommend areas based on your needs and wants
  • If you visit in advance, we can map out areas to check out and get a feel for
Home search
  • Discuss other needs, wants, and future real estate goals
  • Online property search
  • Schedule showings and view properties you are most interested in
  • If you are unable to be here for viewings, I can do video or FaceTime viewings for you
Accepted offer
  • Write an offer once you find the place that fits
  • Negotiate terms and conditions until you have an accepted offer
due diligence
  • Conduct inspections
  • Confirm your financing and get an appraisal
  • Ensure you can get home owners insurance
  • Legal title review
  • Review documents (strata, permits, zoning)
Clear to close
  • Remove your conditions/subjects and pay the deposit
  • Review closing documents with lawyer
  • Closing day: Get your keys, it's all yours!

Of course! I have helped clients purchase property before without them being physically present. One great way to facilitate this is by Facetime or Video viewings. This way you feel like you are actually there and I can be your eyes on the ground. 

We are on the same team and I will show you everything in detail to make sure it feels like you did get a good look. Obviously, it is best if you are here in person but if that can’t happen, we will still make your real estate goals happen!

As a local expert, I have a wealth of knowledge on the surrounding areas. We will discuss your needs and wants in detail and I can give you recommendations for the areas I think would be a great fit for you and your lifestyle. 

If you are in town visiting, I can be your tour guide for the day and either give you recommended communities to spend some time exploring or jump in my car and I can take you around the city.

Once we nail down location, the rest will feel like a breeze!

Yes! Every province and territory may have differences when it comes to real estate rules and provincial taxes on buying and selling real estate.

One major difference is in BC there is a property transfer tax on every property purchase (there are some exemptions). This is paid by the buyer upon closing and is 1% on the first $200,000, 2% on the balance up to $2,000,000 and then 3% of the fair market value above $2,000,000 with additional taxes on fair market value above $3,000,000.
