April is here, and with it comes a noticeable shift into the spring market.

Activity across the Victoria Real Estate Board region picked up in March, with 579 properties sold — a strong increase from February and a sign that both buyers and sellers are stepping back into the market. While sales are still slightly below where they were this time last year, the growing inventory is creating more balanced conditions, giving buyers more selection while sellers benefit from increased activity.

Victoria Real Estate Market Update — March 2026

The Victoria real estate market is following a familiar spring pattern, with activity picking up as we move further into the season. March recorded 579 sales, marking a strong 24.5% increase from February and signaling growing momentum among both buyers and sellers.

While this is a modest 5.5% decrease compared to March of last year, it reflects a more balanced and sustainable pace overall. Condominium sales experienced a more
significant year-over-year decline, while single family home sales remained relatively steady
with only a slight dip.

At the same time, inventory continues to build, with active listings rising both month-over-month and year-over-year. This increase in available homes is giving buyers more choice and time to make decisions, while still supporting healthy activity in the market. As we head toward the typical spring peak in May and June, these conditions are creating a more balanced environment compared to the tighter markets seen in recent years.
