Your Monthly real estate update
Hello everyone & welcome to September!
September is here, and Greater Victoria’s real estate market continues to show steady signs of activity as we head into the fall. The latest Victoria Real Estate Board numbers show that 591 properties sold in August, up 12.6% from the same time last year. With 3,662 active listings across the region, buyers still have a healthy selection to choose from, while sellers are seeing a market with consistent activity and plenty of competition.
For anyone thinking about making a move this fall, understanding what is happening in your neighbourhood is a great place to start. The market can look quite different depending on the type of property and area, so having current information can help you understand your options and plan your next steps with confidence.
Outside of real estate, September is a great time to get back into local routines and enjoy everything happening around Greater Victoria. Farmers markets are still going strong, fall fairs are popping up, and there are plenty of community events to enjoy as the seasons change. August brought some encouraging signs to the Victoria real estate market, with 591 properties sold, 12.6% more than August 2025. While sales were down 12.2% from July, August still saw stronger sales activity than we’ve seen in five years, according to the Victoria Real Estate Board.
Both single-family homes and condos saw an increase compared to last year. There were 309 single-family homes sold, up 15.3%, while 175 condos sold, up 15.1%. For buyers, there continues to be a healthy amount of choice, with 3,662 active listings at the end of August. That’s a 4.8% decrease from July, but still 1.7% more inventory than we had at the same time last year.
Overall, the market continues to feel fairly balanced, with steady sales and healthy inventory giving both buyers and sellers room to make thoughtful decisions. If you’re considering a move, understanding what these numbers mean for your specific situation can be just as important as the numbers themselves.

Is Your Home Ready for Fall?
Fall is a good time to give your home a quick check before the wetter and cooler months arrive. You don’t need to tackle everything at once. A few simple jobs now can help prevent bigger headaches later.
Check your gutters and downspouts
With leaves coming down, gutters can fill up quickly. Clear away any debris and make sure your downspouts are directing water away from your home. This is especially important heading into Victoria’s rainy season.
Look for drafts
Check around windows and exterior doors for noticeable drafts or gaps. Weatherstripping and caulking are relatively simple ways to improve your home’s comfort and reduce heat loss. BC Hydro recommends draftproofing around windows and doors as part of preparing your home for colder weather.
Book your heating maintenance
If you rely on a furnace or another heating system, fall is a good time to make sure everything is working properly before you need it regularly. Replace or clean filters as recommended for your system, and have your heating equipment serviced if it is due for maintenance.
Test your smoke and carbon monoxide alarms
This is an easy one to forget. Test your alarms, replace batteries where needed and check that you have working carbon monoxide detectors if your home has fuel-burning appliances. It only takes a few minutes and is well worth doing.
Take care of outdoor areas
Trim back branches that are close to your home, clear leaves and debris from around the property, and check that outdoor drains are clear. While you’re outside, it’s also worth checking for any obvious damage to fences, steps, walkways or exterior areas that could become more difficult to deal with during wet weather.
Use fall as a chance to take stock
You don’t need to turn your fall checklist into a major project. Walk around your home with fresh eyes and make a note of anything you’ve been putting off. A dripping tap, loose railing or small leak may seem minor now, but dealing with it early can save you time and money down the road.
A little preparation can go a long way when it comes to looking after your home. And once the practical jobs are out of the way, you can get on with enjoying the season without a list of unfinished projects hanging over you.
