As we move further into spring, the Victoria real estate market continues to show steady momentum. According to the latest Victoria Real Estate Board statistics, April saw 643 properties sold across the region, up over 11% from March and slightly ahead of this time last year. Inventory also continued to grow, giving buyers more options and helping create balanced market conditions across Greater Victoria. Overall, it’s shaping up to be a healthy and active spring market, with opportunities for both buyers and sellers as we head toward the summer months.
With Mother’s Day just behind us, I also want to take a moment to say I hope all the amazing mothers and mother figures had a wonderful day spent with the people who matter most.

Victoria Real Estate Market Update — April 2026
April continued the steady momentum we’ve been seeing throughout the spring market across Greater Victoria. Sales activity increased month-over-month, while inventory levels continued to improve, giving buyers more choice and flexibility than we’ve seen in recent years. With more listings coming to market, conditions are becoming more balanced overall, helping create opportunities for both buyers and sellers.
Detached homes continue to see solid demand, especially properties that are well-presented and priced appropriately for today’s market. At the same time, buyers are taking a more thoughtful and informed approach, with increased inventory allowing for more comparison shopping and negotiation in some segments.
As we head further into the spring and early summer market, activity is expected to remain steady. For anyone considering a move this year, understanding local market trends and timing can make a significant difference, whether you’re preparing to buy, sell, or simply keeping an eye on the market.

The Gorge–Tillicum area is one of those parts of Victoria that people often underestimate until they actually spend time here. Centrally located and well connected, it offers a really practical lifestyle while still having pockets that feel surprisingly peaceful and community-oriented.
One of the biggest draws here is the Gorge Waterway. It’s such a unique feature for an urban area with a calm waterfront, walking paths, parks, and spots where you’ll regularly see people paddling, walking dogs, or just enjoying the outdoors. It gives the neighbourhood a bit of a “hidden gem” feel while still
being right in the city.
From a day-to-day standpoint, it’s hard to beat the convenience. You’ve got easy access to Tillicum Centre, big-box shopping, recreation facilities like Pearkes and JDF Arena, and quick routes to downtown, Uptown, and the highway. For commuters or anyone who wants to be central without paying downtown pricing,
it’s a really practical option.
Housing here is also very diverse, which is part of what makes it so interesting. Overall, the Gorge–Tillicum area is a smart, central choice. It may not always be the “flashy” neighbourhood people talk about first, but it’s one of those areas that consistently delivers on value, convenience, and livability, and for a lot of buyers, that’s exactly what matters most.
In its most recent announcement, the Bank of Canada held its benchmark interest rate at 2.25%, continuing a period of consistency in the lending environment. This marks another consecutive hold this year, reinforcing a theme of stability rather than change as policymakers continue to monitor inflation and broader global economic conditions.
While inflation remains relatively contained overall, it did tick up slightly in March to 2.4%, largely driven by higher energy prices. Despite this, the Bank’s decision to hold suggests a continued focus on avoiding unnecessary volatility while keeping an eye on longer-term economic pressures such as global uncertainty and cost-of-living trends.
For buyers, this stability can be a positive sign. Predictable interest rates make it easier to plan financing, understand monthly affordability, and move forward with more confidence when the right property comes along. Combined with increased inventory levels across Greater Victoria, many buyers are finding they have more choice and a little more breathing room in their decision-making process compared to recent years.
For sellers, steady rates help maintain a consistent level of buyer activity in the market. While conditions are more balanced than the highly competitive peak years, motivated buyers are still active, especially for homes that are well-priced, well-presented, and aligned with current market expectations.
Overall, the key takeaway is predictability. Rather than sharp swings in either direction, the current environment is offering a more stable backdrop for both buyers and sellers as we move further into the spring and early summer market.
